Thursday, June 18, 2015
Variety of proposals will bring more affordable housing, job opportunities for D.C. residents

(WASHINGTON, D.C.) – Mayor Muriel Bowser and Deputy Mayor for Planning and Economic Development Brian Kenner announced today the responses submitted for the development of four sites – Waterfront Station II, Capitol Vista, Truxton Circle, and Anacostia Gateway Community.  The proposals include exciting opportunities for more affordable housing, senior housing, and retail development in the District of Columbia.

All of these projects were initially introduced at Mayor Bowser’s March Madness event in an effort to foster economic opportunity and support small business growth in the District.

“These projects demonstrate my Administration’s commitment to expanding affordable housing opportunities, creating jobs, and attracting more retail to District neighborhoods. My Administration is committed to finding innovative ways to build pathways to the middle class for more of our residents and these responses demonstrate that there is support for that vision,” said Mayor Bowser.

The respondents for Waterfront Station II include:

  • Donohoe Development with Spectrum Management
  • Jair Lynch Development
  • MRP Realty with Taylor Adams Associates and Absolute Hospitality
  • PN Hoffman
  • Potomac Investment with Argos Group
  • Republic Properties with the Anacostia Economic Development Corporation (AEDC).

The respondents for Capitol Vista include:

  • Dantes Partners with Spectrum Management and the Menkiti Group
  • Perseus Realty with FLGA Real Estate Group
  • Potomac Investment Properties with Argos Group

The respondents for Truxton Circle include:

  • Urban Green with Flywheel Development
  • Blue Sky Housing, LLC

The respondents for Anacostia Gateway Community include:

  • Menkiti Group with Dantes Partners LLC and Bailey Real Estate Holdings
  • Anacostia Development Corporation with Republic Properties Corporation
  • Building Partnerships, LLC with Flywheel Development and Arch Development Corporation

“We are very excited to receive so many high-quality responses for these development sites and look forward to further reviewing the proposals,” said Deputy Mayor Kenner.  “The high level of interest speaks to the private sector’s continued desire to invest in the District of Columbia. Ultimately, these sites will expand our ability to create more affordable housing, support small business growth and spur greater economic opportunities for more District residents.”

These proposals were issued by DMPED on April 17, 2015.  Responses were received between May 22 and June 17, 2015.  The respondents submitted competitive proposals representing a variety of uses including senior housing, mixed-income housing, retail, hotel and commercial office.

An interdisciplinary evaluation panel of District government staff will evaluate the respondents and plans to select development teams for each of the parcels over the next several months. For additional information on these projects, please click here
