Site Background
On August 8th, 2025 the District acquired six contiguous lots located at 5764 through 5812 Georgia Avenue NW. These properties were previously owned by the developer Neighborhood Development Company (NDC) who ceased operations in 2024, placing the lots at risk of foreclosure and blight. The District owns the adjacent Old Engine Company 22, located at 5760 Georgia Avenue NW, and recognized the opportunity to assemble underutilized parcels for redevelopment. The acquisition of the neighboring lots with the former firehouse enhances the development potential of the 5760 - 5812 block of Georgia Avenue.
Site Description
The site consists of an assemblage of seven lots of real property located in Square 2937, within Ward 4, SMD ANC 4E; Parcel 00870005, Lots 809,840, 841, 842, 843, and 848. The Property is situated in the 16th Street Heights neighborhood of Northwest DC at the intersection of Missouri Avenue and Georgia Avenue Northwest. There are eight existing buildings on site, including the historic Old Engine Company No. 22 firehouse located at 5760 Georgia Avenue. The assemblage includes nine street addresses: 5760, 5764, 5766, 5802, 5804, 5806, 5808, 5810, and 5812 Georgia Ave.
Redevelopment Process
The first step in the redevelopment process is a surplus hearing to obtain community input on the potential public uses of the properties to inform the Mayor’s determination whether the real property is no longer required for public purposes.
DMPED conducted the public surplus hearing on Monday, January 5, 2026, 6:30 p.m. –7:30 p.m. at the Emery Heights Community Center.

DMPED will host an online Question and Answer Portal (“Q&A Portal”) during the Pre‑Response Question & Answer Period, which will run from March 19 through May 17. Responses to submitted questions will be posted on the Project Website on a rolling basis, and Respondents are encouraged to check the site regularly for updates. Site Tour
DMPED will conduct a site tour of the Development Parcel (“Site Tour”) on April 2, 2026. Attendance at this session is strongly recommended for all Respondents.
The tentative schedule for the Site Tour is as follows:
- 1:00 – 1:15 pm: Check-in
- 1:15 – 2:00 pm: Information and Q&A Session
- 2:00 – 2:45 pm: Tour of Developmental Parcel
Respondents can RSVP by March 27, 2026, by emailing Vinita Phonseya, Development Manager with the name, organization, phone number, and email address of the attendee(s).
All attendees must complete the site tour waiver, release, and indemnification form (“Waiver Form”) that has been attached as Appendix H. Executed Waiver Forms will be collected prior to commencement of the site walk. Those that have not executed the Waiver Form will not be permitted onto the Development Parcel.
