Deputy Mayor Hoskins Announces Release of RFEI for 5th and I Street, NW

Prime real estate poised for redevelopment in the heart of Mount Vernon

(WASHINGTON, DC) - Deputy Mayor for Planning and Economic Development Victor L. Hoskins today announced that the District of Columbia, through the Office of the Deputy Mayor for Planning and Economic Development (DMPED), has released a Request for Expressions of Interest (RFEI) for redevelopment of a land parcel located at the intersection of 5th Street and I Street, NW in Ward 6.  The parcel is situated in the heart of the Mount Vernon Triangle neighborhood, three blocks from the Walter E. Washington Convention Center, within walking distance to Metro lines, and nearby to public amenities such as Union Station and the Verizon Center.  The location provides a great opportunity for a new construction in a vibrant area.

“The District has issued this RFEI to the development community to provide responses that demonstrate their commitment and qualifications to develop at the site,” said Deputy Mayor Hoskins. “And, we look forward to an expeditious solicitation process that will allow ground to break at the site soon.”

The total parcel is just over 20,600 square feet.  The District seeks development plans that reflect the important value of this site to the surrounding community and that embody the following characteristics: high architectural design quality that maximizes density; economic viability; residential condominium or rental component, including an affordable housing component; robust local and small business neighborhood serving retail; and a transit-oriented development that reflects the project's adjacency to Metro Stations.

Qualified teams are invited to respond to the RFEI as part of the process for the redevelopment of the parcel.  Proposals are due on Friday, July 19th.  After responses are received, a review process will ensue to short-list the respondents as qualified to move forward in the City’s solicitation process for the site or a “best and final” proposal may be requested before a final selection is made.  Following this, a developer is slated to be selected by late fall of 2013.

DMPED will host a Pre-Response Conference for potential respondents on Friday, June 7th.  This session is recommended for all potential respondents. For more information on this event and a copy of the RFEI, please visit DMPED's Development Opportunties page.
