The site is comprised of one parcel (lot 205 in square 2662). Only the southern portion of the lot, occupied by the Rita Bright Family & Youth Center, a recreation facility, and comprised of approximately 28,000 square feet, is available for development.

The site is on a corner at 14th Street NW and Chapin Street NW. It is within walking distance of two Metrorail stations, the U Street station and the Columbia Heights station (both on the green and yellow lines). It is also walking distance to multiple bus stops and is situated along the 14th Street line of the Metrobus Priority Corridor Network. The site’s location near transit and its proximity to the U Street and 14th Street corridors – neighborhoods which are experiencing robust population growth, and which maintain an active nightlife – make it an attractive site prime for new investment.

The property is zoned MU-5A which permits medium density mixed-use development by right. Future development may include residential and retail in conjunction with new municipal facilities.

The property is currently home to an active recreation center (Rita Bright). Redevelopment of the site must incorporate a new facility to replace the existing one.
