Capitol Crossing’s first building tops out

Two years ago this week, one of Washington, D.C.’s biggest developments planned broke ground. Now, Capitol Crossing’s first of five buildings, located at 200 Massachusetts Avenue NW, has topped out. The installation of the facade is expected to start in June. The delivery of this particular building is slated for 2018.

200 Massachusetts Avenue NW spans 430,520 square feet and will eventually house both office and retail space with the retail space on the ground floor.

The entire $1.3 billion, privately funded project spans 2.2 million square feet on seven acres of land. With five Platinum LEED-certified buildings planned, the entire project is located in Downtown and flanked by E Street NW and Massachusetts Avenue NW with Second and Third streets NW to the east and west. The construction is expected to link East End to Capitol Hill and create Washington, D.C.'s first "eco-district."

To create the needed space for this massive project, D.C.-based developer Property Group Partners has extended the Third Street Tunnel, constructed a new Massachusetts Avenue NW on ramp, and constructed the platform above Interstate 395. In order to build Capitol Crossing, the developer has also relocated the 1876-built Adas Israel Synagogue and is in the process of redeveloping the Holy Rosary Church rectory and annex.

The site is currently zoned for 150 residential units with a minimum of 50 units designated affordable housing units for those making 80 percent of the area median income. 70,000 square feet of the development will also be for retail. Below the entire project will be a four-level garage with 1,146 parking spaces and 440 bicycle parking spaces.

The entire project is expected to complete by 2022.
