This site is located at the corner of 6th Street and School Street, S.W. (Square 494, Lot 36). It has served as the fire station for Engine Co. 13 since the 1970s. In 2009, the District selected a development team led by E Street Development Group to build a new, state-of-the-art fire station at 400 E Street, S.W. and redevelop 450 6th Street, S.W. In 2016, the District and its development partner delivered the new fire station at 400 E Street, S.W., making this site available for redevelopment in accordance with the neighborhood goals for Southwest DC. The plans for this site include approximately 160 residential units of which at least 30% will be affordable to households earning 30% and 50% AMI, a boutique hotel as well as ground floor retail.
