DMPED Announces Responses for Three Development Projects

Proposals include expanded affordable housing, public space, retail, and job opportunities in Wards 4, 6 and 8

(WASHINGTON, D.C.) – The Office of the Deputy Mayor for Planning and Economic Development announced today the responses submitted for the development of three sites – Martin Luther King Avenue (MLK) Gateway, Parking Deck at 2nd and K Streets NW, and 1125 Spring Road NW. The proposals offer exciting options for mixed-use development and opportunities for more affordable housing, green and public space, and office, retail and job opportunities in the District.

“The high-level of interest in these development projects demonstrates that the private sector is eager to invest in, and be part of, the continued growth of the District of Columbia,” said Deputy Mayor for Planning and Economic Development Brian Kenner. “We look forward to reviewing the proposals to consider how we can create more affordable housing, support small business growth and employ more District residents.”

These projects were introduced at DMPED’s March Madness event earlier this year, an annual economic development showcase where the District announces upcoming community development projects.

The respondents for Martin Luther King Gateway, an RFP that was recently extended, in part, to make sure proposals met the required standards of an historic district, and to ensure any plan utilizes both sites (1909 Martin Luther King Avenue SE, 1201-1215 Good Hope Road SE), Ward 8, include:

  • Anacostia Economic Development Corp. (AEDC) and Republic Properties Corp.
  • The Menkiti Group and Enlightened, Inc.


The respondents for Parking Deck at 2nd and K St. NW, Ward 6, include:

  • NHP Foundation, Fivesquares Development, Paradigm Development and Warrenton Group
  • Tishman Speyer and Thoron Capital
  • Republic Properties and Capstone Development

 

The respondents for 1125 Spring Road NW, Ward 4, include:

  • Borger Management and Spectrum Management
  • Gilbane Development Company and NHT-Enterprise
  • Duball and Bundy Development Corp.
  • Community Preservation and Development Corporation (CPDC) and NVR
  • Telesis Corp.
  • Mission First, UrbanMatters Development and Lock7 Development
  • NHP Foundation, Fivesquares Development, and Warrenton Group
  • Victory Housing and Brinshore Development
  • Bozzuto Homes and The Menkiti Group

The 1125 Spring Road NW project is a part of Mayor Muriel Bowser’s OurRFP initiative that incorporates community feedback in developing the RFP and its priorities, ensuring that District residents have a voice on development in their neighborhoods.
