Fenty Celebrates Construction Milestone for Georgia Avenue Residential Development

The $42 million project includes 130 apartments, of which 119 are reserved for low-income families and 11 are designated as workforce housing.

Washington, DC:  Mayor Adrian M. Fenty today marked the "topping off" of Georgia Commons, a 5 story, 125,000 square foot residential and medical development at 3910 Georgia Avenue, NW. The $42 million project includes 130 apartments, of which 119 are reserved for low-income families and 11 are designated as workforce housing. The 28,000 square foot ground floor will be a state-of-the-art neighborhood health center for low-income families operated by Mary's Center for Maternal and Child Care as its third District location.

The team of Jair Lynch Development Partners with AHD, Inc., was awarded the project in 2007 through a competitive bid process. Construction started in May of 2009 and a ribbon cutting is expected for the spring of 2011.

"Today marks another exciting milestone for this project, for our affordable housing initiative and the revitalization of lower Georgia Avenue," said Mayor Fenty. "We are committed to increasing and improving housing options and health services for all District residents."

The Department of Housing and Community Development's $3,755,000 Housing Production Trust Fund loan subsidized eligible pre-development cost and other development cost relating to the 119 affordable units for households with incomes from 30 percent area median income to 60 percent area median income. The Office of the Deputy Mayor for Planning and Economic Development (DMPED) provided gap-closing funds of approximately $5 million.

Georgia Commons is situated close to the Georgia Avenue/Petworth metro station and is certified LEED Gold for Neighborhood Development.

Lower Georgia Avenue is an identified Great Streets corridor in the City's multi-year, multi-agency initiative to transform nine under-invested corridors into thriving and inviting neighborhood centers.

Neighboring projects with District support include the 200,000 square foot Park Place residential and retail development, a new restaurant opening in the 3800 block of Georgia Avenue by the owners of U Street's Marvin and a new CVS Pharmacy that will open this month.
