Deputy Mayor Hoskins Announces Short-list to Redevelop 5th & I Street NW

Prime real estate poised for redevelopment in the heart of Mount Vernon

(Washington DC) – Deputy Mayor for Planning and Economic Development Victor L. Hoskins today announced that the District of Columbia, through the Office of the Deputy Mayor for Planning and Economic Development (DMPED), has selected a short-list of four respondent teams to the Request for Expressions of Interest (RFEI) for redevelopment of a land parcel located at the intersection of 5th Street and I Street NW in Ward 6. The parcel is situated in the heart of the Mount Vernon Triangle neighborhood, three blocks from the Walter E. Washington Convention Center, within walking distance to Metro lines, and nearby to public amenities such as Union Station and the Verizon Center. 

“The District is pleased to have had a significant number of teams interested in redeveloping the parcel at the intersection of 5th Street and I Street,” said Deputy Mayor Hoskins. “Each of the short-listed teams brings a strong range of development experience that is needed to transform this valuable site. We look forward to selecting a team that will establish a solid partnership with the District and the community.”

The selected teams are:

  • Akridge, Jefferson Apartment Group, Jarvis Company, Escoff and Associates
  • JBG, Moddie Turay Company, Morris Adjmi Architects, Eric Colbert and Associates
  • Trammell Crow, CSG Urban partners, Leo A Daly
  • Peebles Corporation, Walker Group, WDG Architects

DMPED issued the RFEI on April 25, 2013, and received responses on or prior to July 19th. DMPED will work with the short-listed teams to coordinate a public meeting in which the developers will present their proposals to the community. A “best and final” proposal will then be requested from each shortlisted team before a final selection is made by early 2014.  

The total parcel is just over 20,600 square feet. The District seeks development plans that reflect the important value of this site to the surrounding community and that embody the following characteristics: high architectural design quality that maximizes density; economic viability; residential condominium or rental component, including an affordable housing component; robust local and small business neighborhood serving retail; and a transit-oriented development that reflects the project's adjacency to Metro Stations.
