Waterfront Station 


Waterfront Associates are developing the 13-acre site into 2.1 million square feet of office, residential and retail space. The plan also calls for reopening Fourth Street, which was closed off when the 1960s-era urban renewal project was built. The DC Government has committed to lease 500,000 square feet and anchor Phase I, which will total two office LEED Silver buildings will deliver in 1Q 2010 and the residential buildings will open in 2010 or 2011. Overall, the project will include about 1.2 million square feet or class-A office space. There is potential for up to 140,000 square feet of retail on the site and 400,000 square feet of additional office space if the planned residential building in the northwest corner changes to office. Demolition of the existing building began in 11/2007.
